Buyers Resources

Listing Alert Program - The hottest deals are often sold before they ever show up on REALTOR.ca.  Time is of the essence when trying to purchase one of these deals and this service allows you to see the new listings that may interest you at the same time as REALTORS are seeing them.  By filling out this short form, not only will you have a REALTOR watching out for you, but you will also be put into a database which will automatically forward new listings to you that fit your criteria.  If any are of interest to you then a showing can be arranged at the earliest possible time so that you do not miss out on the opportunity.

Lawyers - Upon the fulfillment of all conditions in an offer, you will need to have a lawyer selected who will represent you in your real estate transaction.  It can also be a wise idea to have any real estate contract reviewed by your solicitor prior to the removal of all conditions especially in the case of a complicated transaction.  Here is a list of some of those which have been used by our clients in the past.

Home Inspections - Whether you are buying your first home or you have purchased many houses,  getting an impartial 3rd party to inspect your possible purchase is a wise investment, even if only for piece of mind.  Home inspectors are trained to find potential issues that may have been missed in earlier inspections of the property.  Here are some home inspectors used by clients in the past.

Home Improvements - After making your purchase, you may want to have some renovations done to your new home.  Whether large or small, these improvements can add to the enjoyment of your home as well as to the value of the home.  Sometimes you may also want to get quotes done prior to purchasing a home so that you can budget ahead of time for the improvements that you wish to do.  Here are some local individuals/companies who may be able to assist you.

Financing - One of the most important things that should be done prior to starting your house hunt is to visit a lender to determine how much you can afford to spend on your new home.  Being pre-approved for your financing gives you the knowledge needed to find a home that suits your budget and will help speed up the process when you find a home that you would like to purchase.  Whether you prefer to deal directly with a bank or to work with a mortgage broker, here are a some local lenders/brokers that have been used by clients in the past.

Other Contacts - When buying a home you will need to set up your new utility accounts for the services in the home.  You may also have questions for the municipal office in the area to find out such things as whether or not you can build a shop, or what permits may be required for work that you intend to do on the house.  Here is the contact information for some of these service providers and local offices.

Calculators - In order to help you with budgeting for your home purchase we would like to provide you with the handy calculators for figuring out both mortgage payments as well as land transfer tax.
